This project brings forward the redevelopment of an underused site to the rear of West Street, within Bristol’s Old Market Conservation Area.
The proposals replace low-quality single-storey buildings with a new residential development that responds directly to the urban grain, materiality, and historic fabric of the surrounding context.
The design follows the built form of nearby developments, with a linear plan that reinforces historic plot patterns and frames key views along Waterloo Place. Massing steps across two, three, and four storeys, forming a clear bookend to the street and respecting adjacent buildings and heritage sightlines.
A robust and varied material palette reflects the industrial context — including red brick, pennant stone at ground level, and render to articulate the upper floors. Brick detailing, soldier coursing, and metal-clad elements add depth and texture across the elevations.
The proposals aim to repair the street edge, improve visual connectivity, and contribute positively to the character of Character Area 3, while delivering much-needed housing within a highly walkable, well-connected area of the city.
