Reserved Matters planning for 280 new homes
A new neighbourhood shaped by landscape and ecology
We worked with Curo to deliver the Reserved Matters application for 280 new homes on the edge of Street, Somerset, following Outline consent granted in 2023.

Planning approval was secured in early 2025 with unanimous support at committee, recognising the quality of design, biodiversity-led layout, and contextual response to the site’s rural edge and historic setting.

The master plan is structured around a central wetland corridor, a multifunctional green spine that supports ecology, drainage, and active travel. A series of walking routes, pocket parks, and play spaces are integrated throughout, ensuring strong landscape connectivity across the site.

Homes are arranged across a series of character areas, defined by street hierarchy, edge conditions, and views to the countryside. These include mews streets, primary avenues, wetland edges, and village greens, with subtle shifts in form, scale, and materiality contributing to a varied but coherent identity.

Sustainability is embedded from the outset, with homes designed for energy efficiency and equipped with air source heat pumps and solar panels. The layout responds sensitively to nearby listed buildings and conservation areas, ensuring a landscape-led, design-conscious addition to the edge of the town.
